The Rules for Residents and Tenants

Letting or Sub-Letting

Lessees or tenants are reminded that Short Lets  (less than 6 months) are not permitted at Observatory Gardens.  The Local Authority (Royal Borough of Kensington & Chelsea) currently has a maximum fine of £20,000 for contravening this restriction.    All sub-lettings will require landlord’s consent which must be sought through the managing agents.

Noise or Nuisance

Residents and tenants are reminded not to play or use any musical instrument of any kind or practice any singing or generate any construction noise (including DIY) in the Premises between the hours of 11.00 pm and 8.00 am or at any other times so as to cause any nuisance or annoyance to any of the occupants of adjoining or neighbouring premises.

Neither the lessee nor any sub-tenant or any person under the control of the Lessee or any sub-tenant  shall pass or leave anything of a harmful nature through or in any Conducting Media (pipes, cables etc) in or serving the Premises or the Building (whether exclusively or jointly with other premises) or do anything at the Premises which shall be or may become a nuisance (whether indictable or not) or which shall cause any damage or disturbance to the Lessor or the owner’s tenants or occupants from time to time of any adjoining or neighbouring premises.
